Upstate Commercial Hub Expands Team and Market Footprint Across Upstate South Carolina and Northeast Georgia

SENECA, S.C. – August 11, 2026 – Upstate Commercial Hub, a commercial real estate team at eXp Commercial, has expanded its advisory team and now operates from three home markets across Upstate South Carolina and Northeast Georgia.

The team’s recent work has concentrated on warehouse, flex, and small industrial assets along the Interstate 85 corridor, where demand comes from manufacturers, distributors, and owner-operators who need space with highway access.

A significant share of that activity involves buildings that never reach a public listing portal, which the team sources through direct relationships with owners across Oconee, Pickens, and Anderson counties.

Guy Mobley has joined the team as a commercial real estate advisor, representing buyers, sellers, landlords, and tenants across Upstate South Carolina and Northeast Georgia. Mobley works with a client base ranging from institutional investors to owner-operators who run the business inside the building.

“Every deal starts with what the client is trying to build five years from now, not just today,” Mobley said. “Then I go find it, even when it is not on the market yet.”

The expansion gives Upstate Commercial Hub three anchor markets. Seneca in Oconee County remains the team’s home base, Easley in Pickens County puts the team minutes from Greenville, and Lavonia extends the practice across the state line into Northeast Georgia. The team also works in Clemson, Pendleton, Walhalla, Anderson, Greenville, Toccoa, and Hartwell.

“The industrial corridor here does not stop at the state line, so neither do we,” said Blake Alguire, team leader at Upstate Commercial Hub. “A manufacturer looking at a building in Lavonia is usually looking at Pendleton and Anderson in the same week. Covering only one side of that border means handing your client to somebody else halfway through.”

Alguire has worked in real estate for more than a decade, with the last five years in the Upstate. He earned his license in 2014 after growing up around a family business in brokerage and development.

Alongside the team expansion, Upstate Commercial Hub has launched a new website that publishes its active listings, sold and leased transactions, and market guides.
